Bespoke Services

The service we offer to Landlords it truly bespoke: we work with you to your specific needs.

You may just be looking to have a Tenancy Agreement arranged, a Property Visit and report made with photographs, or maybe you would like an overview to check that you can legally serve notice to end your existing tenancy?

Managed Let

If you don’t want to be a ‘hands-on’ Landlord but do want the security to know that your Managing Agent is taking care of your property as if it were their own – then our Managed Let Service is the best option for you.

 

We will keep you fully updated about any repairs, tenancy renewals, rent payments, or issues - but will come to you with a problem and a suggested solution.  We won’t report the problem to you and then expect you to sort it out. We also contact Utility Providers at the beginning and end of each tenancy with meter readings and the Tenants details.

Finding the right tenant for your property is important to us. Our philosophy is 'if we wouldn't be happy for an applicant to rent our own properties, we won't recommend them for yours'. We’re happy to carry out all viewings and make all the necessary checks on any potential tenants and will also reference up to two potential tenants at no extra cost. 

We ensure that any legal documents are correct, and the Tenant receives a copy of each document when they are supposed to. We know it's important to Landlords to make sure that the tenancy can be ended if needed.

We don’t have an automatic repair service – tenants have to call us to discuss the repairs.  We want to talk to them to find out what is wrong and if it is your responsibility as the Landlord to repair it. We’re always conscious of a Landlord’s legal responsibilities and their own personal budget.

Our Inventories are in colour and very detailed and accurately record the condition of the property when the tenant moves in.  They have two days to look through the Inventory and confirm if they agree with the contents.  This Inventory is then used at the end of the tenancy to secure any money owed to you for compensation if there are any damages.

Of course, we will also carry out a ‘Check Out Report’ and deal with any compensation in line with the rules of the Tenancy Deposit Scheme.

Let Only

If you’re happy to manage the tenancy yourself once a tenant has been found then our Let Only Service is the right option for you.

Our philosophy is 'if we wouldn't be happy for an applicant to rent our own properties, we won't recommend them for yours'.

Similar to our Managed Lets, the Inventories we provide are in colour and very detailed and accurately record the condition of the property when the tenant moves in.  They have two days to look through the Inventory and confirm if they agree with the contents.  

The tenancy is set up in the same way as our Managed Lets -  the difference being after the tenancy has commenced, you as the Landlord are then responsible for Property Visits, Repairs, Safety Certificate Renewals, Contract Renewals, Check-Out Reports, and dealing with any deposit disputes.
